How many acres are available for development?
The Park contains a total of 185 acres. Approximately 75 acres have been sold or developed, and 20 acres are designated as federal wetlands, leaving 90 acres available for development.
How are the parcels configured?
Most parcels are rectangular in shape.
Describe the topography.
Lots in the former agricultural areas are relatively flat. Many of the western lots are slightly contoured and wooded, and suitable for development of larger facilities and corporate campuses.
What transportation access is available?
The Park is three minutes from New York State Thruway Exit 46 and the Lehigh Station Road Exchange on Interstate 390.
How close is the site to the airport and to downtown Rochester?
The Park is six miles from the airport and eight miles from downtown Rochester.
What rail service is available?
Livonia, Avon, & Lakeville Railroad (see www.lalrr.com for additional information) service Erie Station Business Park.
Who provides utility services?
Regional utilities include Rochester Gas & Electric, Frontier Communications, and the Monroe County Water Authority. All utilities are available at curb, including redundant fiber optic.
What are the current property taxes?
The current tax rate is $28.35 per thousand dollars of assessed value.
Describe the surrounding land use.
The Park itself is a diverse, mixed-use development which contains call centers, industrial facilities, and office buildings. A new, fully occupied high-end rental community, Erie Station Village, is adjacent to the Park. Across West Henrietta Road from the Park, Delphi Corporation operates a 400,000 square foot Engineering Center. Rochester Institute of Technology is two miles away, and the University of Rochester campus is four miles from the Park.
What amenities are available in the Park?
Every effort has been made to preserve the natural appearance of the Park, including ponds and shade trees. Employees and visitors alike are able to enjoy the walking trails, ponds, and landscaping that characterize Erie Station Business Park. Nearby developments include Erie Station Village, a new upscale residential community adjacent to the Business Park, and Erie Station West Henrietta, a new retail center under construction on West Henrietta Road across from the entrance to Thruway Park Drive. The day care center, restaurants, and other services offered in the new retail center will add another convenience for employees working in the Business Park. Has the Park completed all necessary environmental reviews?
Yes. The Park has completed the State Environmental Quality Review Act (SEQRA) process. Individual site plans are reviewed by the Town of Henrietta Planning Board and Conservation Board for compliance with traffic, parking, drainage, and setback requirements.
Have all wetland and floodplains been mapped?
Yes. All wetland delineations have been accepted by FEMA. All wetlands are under jurisdiction of the Army Corps of Engineers. There are no DEC regulated wetlands in the Park.
Does the Park have an updated traffic study?
Yes. The traffic study has been accepted by the Town of Henrietta and the NYS Department of Transportation.
Are there any design or development standards in place?
Yes. The Park has adopted a set of Design and Development Standards governing the design of sites and buildings in the Park. The Standards are enforced by the Owners’ Association. Site and building plans are reviewed by the Association board prior to submission to the Town.
How long does the submission and approval process take?
On average, applicants should plan on five months from submission of site plans to the date of final approval. The Town of Henrietta may allow certain activities, such as clearing, grading, and filling, to proceed during this five month period. |
